New Developer Wants to Build Homes on the Dixon Farms Property

Michael Stone & Associates is no longer pursuing rezoning and development of the Dixon Farms property, which is located directly north of the Summit Point neighborhood. Instead, the contract and the development plans for Dixon Farms have been acquired by Brent Holdings, LLC, a residential development subsidiary of Brent Scarbrough & Company, a local, Fayetteville based business.

Brent Holdings has recently updated Michael Stone's rezoning site plan and home renderings and submitted those documents for review and approval by the Fayetteville City Council. According to lawyer representing Brent Holdings, the request is very similar to Michael Stone's application. They are requesting a rezoning from R-30 to R-THC/PUD, in order to construct a 48-lot, single-family neighborhood. This request includes two variances in order to reduce the buffer distances to 15 feet and permit some grading and replanting in the buffer area.

Brent Holding's goal for the development is to build a small-lot, residential neighborhood with high-quality home design and construction with ample community green space. The company wants to provide another positive, flexible and diverse housing option for the area.

The current plan has two major variations from the original plan from Michael Stone. First, the new plan now includes a entrance-exit point on Whitney Street, so traffic is not required to reach Summit Point Drive. Also, the neighborhood will no longer contain an alley system for rear access to the homes. Based on the updated site plan, Brent Holding's development will have driveways in the front yard.

The City of Fayetteville Planning and Zoning Commission voted on June 23, 2020 to favorably recommend the rezoning request to the Mayor and City Council.This rezoning request will be heard for a decision by the mayor and the City Council, currently scheduled for hearings on July 2nd and July 16th.
